Thinking about selling your home? Will this blog will give you some basic information about the steps that you need to take to sell your home. With the way the market is always changing the more you know ahead of time in the better informed you are the easier this process will be.

Choosing a realtor to work with is probably the first step. Interview several different agents to find the one that best suits your needs is the best approach to take. Everyone works differently so find someone that you feel will best represent you and that you have a comfortable feeling with. Choose an agent based on their ability to perform and show you how they will be able to get your home sold. As an agent I don’t control the market so don’t choose an agent based on what they think your list price should be of your home. Allow the CMA to show you the value of your home.

Having a CMA done which means current market analysis will help you to understand the market and decide the price point your home should be listed at and the most likely selling price. A professional CMA will include data on current listings meaning your competition, sold listings and all of their details. You’re looking for the agent to build a case as to why you should be priced at a certain level to get the home sold.

Preparing your home for sale includes a lot of different things. Attention to detail is the most important piece of this. If it’s broke, fix it! If you think the buyers won’t notice your kidding yourself because they will. The more things that need to be repaired the less likely a buyer will be interested in buying it. Plus there offer will probably reflect the cost of the items that need to be repaired. If you can’t clean the carpet replace it. If you have a lot of things in scuff marks and scratches on your walls, a fresh coat of paint goes a long way to making a room look bright and fresh again. You also want to de-clutter your house and remove as many items from it that you don’t use on a regular basis. The cleaner and more well cared for your home is, the more appealing it is to buyers.

Timing is everything when considering putting your home on the market. Every season is different and homes sell year-round in St. Louis Park along with the rest of the Twin Cities metro area. If you’re looking towards spring market to sell your home consider when the spring market actually starts. For realtors it can start as early as the second week of January which is why I am writing this blog right now. Don’t wait to be in the middle of the pile. Yes there are more buyers potentially in April, but there are also that many more houses to compete with.

Once you’ve prepared your home for sale the last piece before the home goes on the market is to review the marketing plan with your listing agent so that you know what direction you’re headed in. This includes all of the classic marketing things that agents do for your homes from open houses to postcards. All the way up to the new innovative marketing ideas on the Internet. You can no longer just stick a sign in the yard hold a few open houses and expect to your home to sell. It takes a lot more to grab the attention of a buyer in today’s market.
