New Goodwill Store, McGarvey Coffee Redevelopment on Council Agenda

The St. Louis Park City Council will meet at 7 p.m. in the City Hall Council Chambers.

A slew of redevelopment projects—including a new Goodwill store and an apartment complex at the former McGarvey Coffee site—will be up for discussion when the St. Louis Park City Council meets at 7 p.m. Monday, April 1.

The Council will be hearing a preliminary and final Planned Unit Development (PUD) that would see 1.54 acres of excess parking at the LA Fitness facility converted into a 17,600-square-foot Goodwill store. The PUD would allow both businesses to advertise on the same sign along Hwy. 100, would see the two businesses share parking spaces and would not require any new driveways onto either 35th or 36 streets.

Goodwill presently has 29 other locations throughout the Twin Cities. The new store is expected to employ up to 30 employees, alongside 8-12 participants engaged in career training programs.

Council members will also take part in a discussion regarding the redevelopment of the former McGarvey Coffee property and an adjacent parcel of land owned by the City of St. Louis Park. The proposal would see the former manufacturing facility—located at 5707 Highway 7—razed and replaced with a multi-family residential development.

A four-story building consisting of 103 units and underground parking would be constructed on the former McGarvey site by developer Main Street Companies, with plans to take advantage of the site's proximity to the Southwest Bike Trail. The plan would also construct a small mixed-use building—with 8,000 square feet of commercial space on the ground floor and three floors of apartments above it—on the adjacent property at 5925 Highway 7, which is currently owned by the city.

The two projects would be known as Greenway Depot, as proposed. If they proceed, both projects would require land use reguidance and rezoning.
